Critical Elements to Making an Offer

Once you have found the property you want to purchase, preparation of a clean and thorough offer by your agent is the BIG NEXT STEP.

Some important elements that should be included in any offer are the following:

Option Period - Always give yourself the ability to learn more about a property and have the right to walk away if needed.

Survey - A new or recent survey is a must to identify boundaries, easements and encroachments.

Information About a POA or HOA - Make sure you verify it is in good standing and what costs and liabilities you accept as a mandatory member.

Home Warranty - Often a seller will pay for a policy that covers your appliances and AC/Heat units.

Special Provisions - Use a local agent to make sure special items unique to an area are covered.  Around Lake LBJ these include septic inspections and fill areas for waterfront properties.
