A Look at 2011 Lake LBJ Waterfront Home Sales
We are not quite to year's end, but very close. A comparison of 2010 vs. 2011 Lake LBJ Waterfront Single Family Home Sales reveals encouraging news for buyers. There is even a bit of good news for sellers, but this clearly remains a buyer's market.
2010
Total Waterfront Home Sales = 109
Median Home Price = $575,000.00
2011
Total Waterfront Home Sales = 145
Median Home Price = $510,000.00
Everyone can agree this is good news for the struggling economy. The volume of sales has increased 33% in one year for this category. At the same time, the median price has decreased 11%. The outlook for 2012 is for prices to remain flat and volume of sales to continue on the rise. No guarantees, of course, but we may even see a slight rise in prices due to the increasing demand and the possibility that pricing reached bottom in the past year.
This is a great time to buy and sellers can be encouraged by the increase in sales.
