Survey - If an existing survey is offered, it must be less than 10 years old with no changes made to the property. A new one is always best to identify the boundaries, easements and encroachments. Today's technology for conducting a survey is a vast improvement over the past.
Option Period - You need time to investigate a property and re-negotiate if needed.
Home Warranty - This is the one optional item on this list, but definitely worth considering. You need to understand the fine print and coverage limitations.
A Licensed Agent is the only way to make sure you are fully covered on issues such as these. Keep in mind the seller is paying the commission, so going without an agent offers you almost nothing but negative possibilities.
