For Sellers - Ask for a Short Listing Agreement

Listing your property with an agent includes a binding contract.  Unfortunately, some agents make a much better pitch than performance.  Meaning, they sound great but do not follow through after the sign is up.

Ask your agent what kind of feedback you will receive and how often?  You deserve feedback and some form of regular communication.  Some agents are playing a numbers game and getting as many listings as possible, knowing that a percentage will sell.  Others put a strong focus on managing their listings and staying in touch.

I attempt to provide feedback every time a property is shown.  I also provide a monthly, written report regarding online activity for listings.  Please understand that several agents will do a good job.  I just strongly suggest you ask questions upfront.

The real point - ask for a short listing agreement to see how your agents does.  It is easy to renew, but very difficult to cancel once you are locked in.  I suggest a 90-day period to start.  Give yourself options in case you are not satisfied.
