Don't Forget to Ask for a Home Warranty
Home warranties are a great way to protect your purchase, especially when the home is not new. Sellers are often happy to provide the warranty at their cost when asked. A typical policy is $400-500 good for one year. All major appliances are covered including AC/Heating units. You can add special coverage items such as a septic system.
You should know that Agents due not making any money off of these policies and there is no referral awarded. These are for your protection. There are many nationwide companies offering policies and they can be renewed beyond the first year in most cases.
I was somewhat hesitant about these policies in the past as they do have exclusions. Make sure you check out the fine print. Recently I had a client that benefitted with $2600 worth of septic repairs covered by a Home Warranty. What a huge win!
