Hot Tip on Insurance

Make sure you complete a full investigation of the Insurance implications for a potential home purchase.  This should be completed during your option period in-case there are serious issues to consider.

Your Insurance Agent can provide very valuable information.  Make sure you ask about Flood Insurance, particularly in the Highland Lakes Area.  Your lender will determine whether or not flood insurance is required, but you may want to carry a policy anyway depending on the costs and your location.

 My Hot Tip is to ask your Insurance Agent to pull a CLUE report on the subject property.  Insurance companies utilize a shared database that will reveal any major claims processed on the property.  Significant water damage, previous fires, mold, and flooding are all possible red flags and may lead to higher premiums if you decide to purchase. 

This is an easy and free way to further make you aware of what you are buying.
