As a buyer have your financing plans arranged in advance so you truly know your budget. Be ready to make an offer if you like a property and believe you can obtain it at a good price. There is little monetary risk in making an offer.
The only way to know the real price of a property is to make an offer. With standard option periods you usually are only putting about $100 at risk. And, there is no risk if the seller responds with a counteroffer. Meaning, you do not have a contract until both sides completely agree on all terms. No earnest money or option fee is deposited until a contract exists.
As an agent I know the best deals and often show them to multiple buyers. Those prepared to act often get the property while indecision can cost others an opportunity.
