Local Expertise Required
It is always best to use a Realtor local to the area of interest. It is a disservice when an out-of-town Realtor attempts to represent a client in an area they know nothing about. I would refer a client to a local expert if I was asked to represent someone outside of my area. Local knowledge is absolutely critical.
I specialize in Burnet and Llano counties. There are key considerations for each community including restrictions, HOA and POA rules and fees, Septic and other utility useage, taxing entities, flood zones, and more!
I had an out-of-area agent trying to represent a buyer wanting to purchase waterfront property on Lake LBJ in the one million dollar range. The agent's first question was, "What's the name of this lake, again?" Certainly this client was not getting the best representation. This Lake has very particular water issues in many locations. It is a beautiful and relatively constant level, but there are major flood zones and shallow areas. How would this client feel if they bought an expensive home and later learned they could not even get a boat in and out to the main part of the lake? This is just one example.
A good Realtor will represent you well in their area of expertise and will refer you to someone else outside of their area. If you experience otherwise, be very leary! That kind of agent is after your money and not your best interest. It is a clear violation of the National Association of Realtors Code of Ethics.
