Setting the Price
Don't be duped by what you see on television. The REALTOR never sets the price when a property is listed for sale. The owner must determine the asking price.
A good REALTOR will provide a recommended price range based on your goals and needs. Important factors include how quickly you need to sell and what the market will bear.
Bring your business mind to the table. Never price your home based on emotions and what you FEEL it is worth. What comparable properties actually sold for is the best indicator of a fair price. What you owe on the property has nothing to do with setting a good price.
Too much pride and greed when setting a price leads to a home that sits on the market and likely does not sell.
If a REALTOR encourages an inflated price, which results in a possible higher commission, they have committed a fatal sin.
Your REALTOR must be committed to providing good advice that is in the best interest of YOU, the client. When you receive this, please give careful consideration.
