Listing Your Property
When considering listing your property with a REALTOR, interview several. Ask for a Listing Presentation. Do not be afraid to challenge any comments the REALTOR makes. Ask them what they do and get specifics. Tell them you want a written Comparative Market Analysis.
Ask about the number of sales and listings your potential REALTOR and their Broker represent. Make sure you hear about the types of technology the REALTOR will employ. This is more important than ever as most buyers no longer look for Real Estate in the newspaper.
Negotiate the commission fees. These are not standard as many people believe.
Perhaps, most important, do not necessarily give your listing to the REALTOR that suggests the highest price. They may be over-estimating just to try and win your business. This is called "buying your listing" and is a far too common, but unethical practice. An inappropriate high price will likely result in your property sitting on the market for a longer period, potentially requiring several price drops to get it sold.
You should be comfortable with your REALTOR, but you should also know the transaction is a partnership. Make sure both sides participate for the best possible result.
If you are not hearing from your REALTOR on a regular basis, you should consider finding someone that stays engaged throughout the entire process.
